Cape Verde, with its archipelago of 10 inhabited islands in the Atlantic, 400 miles west of Senegal, is being talked up as the new Canary Islands. British agents and developers are increasingly targeting UK and Irish buy-to-let investors and the pace of development accelerated dramatically last year after the airline Astraeus launched a once-weekly, five-and-a-half-hour direct flights out of Gatwick and Manchester.

Cape Verde's appeal is obvious. The islands are one hour behind Britain, so there are no problems with jet lag. The weather is hotter and more consistent than it is in the Canaries - which means that year-round rental is possible - and the landscape is more varied. Inland, Santiago and most of Santo Antao are lush and resemble the Caribbean. Also, today's buyers are getting in at the start, so they stand to benefit most from the sharp increase in property values that seem guaranteed to come as the local infrastructure improves.

Cape Verde is part of Africa and owning a property there represents a rare opportunity to enjoy some of the best aspects of a Third World culture without some of the common disadvantages. The country is politically stable, largely efficient and technogically advanced, and its population is an intriguing mix of African, Portuguese and Brazilian. It is also relatively crime-free (the fact that the murder of two Italians caused a sensation earlier this month reflects the rarity of such events).

Cape Verde, a former Portuguese colony, is two hours south of the Canaries, just off the coast of Senegal in West Africa. Tourism here is in its infancy and is being compared to the Canaries in the 1960s. Little developed, it’s relatively close to Europe, with a year-round temperature of 21-31C (70-81F) and, once you get there, cheap. Oh, and you don’t have to take malaria tablets.

THIS year’s Cannes Film Festival witnessed the launch of Fortim Mindelo, an upmarket new property development in the increasingly fashionable investment hotspot of Cape Verde.

This interesting group of islands is the closest tropical destination to the UK, with new direct flights attracting both tourists and investors. Located 400 miles off the coast of West Africa, the 10 ruggedly beautiful and varied islands are on the same latitude as Barbados and enjoy year-round sunshine. Being dubbed the ‘new Caribbean’, but thankfully minus the storms, Cape Verde’s government is keen to develop tourism with investments in infrastructure and tax incentives.

Irish-based Cape Verde Development, a company which has already completed two resorts on Sal Island, used the Cannes showcase to announce that it has signed a $100million deal with Nikki Beach, the lifestyle club for jet-setters that is heading into new territory as a hotel and resort developer.

Fortim Mindelo, an old Portuguese fort in Mindelo, the capital of Sal’s neighbour São Vicente, is to be transformed into a niche resort which hopes to replicate the ‘beau monde’ guests that Nikki attracts to its resorts.

The developers boast that this will be the only resort of its kind in the archipelago – and with villas starting at e1million they are certainly breaking new ground for Cape Verde. To maintain the exclusive Nikki brand image, only a handful of apartments and villas will be available.

Tom Sheehy, director of Cape Verde Development, said: “Our aim has always been to set the standard for development on the islands, endorsing the government’s objective of high-quality tourism. With this comes its own challenges, as with each project we need to raise the bar. While we are proud of everything we do in Cape Verde, we expect Fortim Mindelo to be the true jewel in our crown.”
